Subfloor prep, skirting removal and reinstatement, scotia trim, underlay grade, threshold transitions: each one is a $300–$1,200 line item that gets quietly omitted in cheaper quotes, then billed as a 'variation' later. How long does a flooring install take?
Per room: 1–2 days. Whole house (100m²): 4–6 days for engineered or hybrid; up to 8 days if subfloor needs significant levelling. Herringbone or chevron patterns add 40–60% to install time vs straight-lay. We move all your furniture as part of the price and reinstate it cleaned.
Engineered timber vs hybrid — which should I choose?
Engineered timber looks better, ages with character, can be lightly sanded once over its lifetime. Hybrid is fully waterproof, easier to install, cheaper, and won't scratch from dog claws. For wet areas (kitchen, laundry), hybrid wins every time. For living rooms and bedrooms, both are excellent. Engineered carries a slight resale premium.
Can you install over my existing tiles?
Yes, with hybrid or laminate flooring. We use a foam underlay over the tiles to mask grout lines and minor unevenness. Engineered timber needs the tiles removed because the height build-up affects doorways. The AI flags this during your walkthrough and quotes both options.
What about moisture in slabs?
Engineered timber requires a moisture test on concrete slabs to AS1884. We always do this before install — included in the quote. If your slab is over 75% RH, we apply a moisture barrier ($14–$22/m²) before laying. This is a frequent omission in cheaper quotes and a common warranty void.
Do you do herringbone?
Yes — and it's a beautiful look. Herringbone or chevron patterns require precise subfloor prep and add ~40% to labour cost vs straight-lay. We recommend it in feature rooms (entrance, living, dining) rather than whole-house, both for cost and visual reasons.
Can I keep my skirting?
If it's in good condition and not painted over, yes — we remove it, lay flooring up to the wall, and reinstate the same skirting with a fresh paint touch-up. Saves $480–$1,200 on a typical job. If skirting is damaged or you want a different profile, we'll quote new MDF or pine skirting.
